If you’re anything like us, you spend any free time (wait, what’s that?) reading all the real estate predictions for 2019. While there was little agreement on what exactly the market will do in the next 12 months, one thing’s for sure: millennials will continue to buy plenty of houses.
So, your Placer Title Company experts put together some tips on how Realtors can position themselves to appeal to millennials – or anyone – looking to buy a home in 2019. We used this REALTOR Magazine interview as a start and then added our own touches to make the final list.
1. Position yourself to cater to customers’ changing needs
Millennial buyers – plus pretty much everyone else in the market these days – are doing research online before ever looking for a Realtor. They’re more prepared– yet just as lost as generations past. Realtors have immense worth when it comes to explaining how even the slightest change in interest rates greatly affects your customers’ buying power. Be ready to guide them during negotiations and the inspection process too. Show them why it’s important to have someone who knows how it works on their side.
Homebuyers today want to know where the emerging neighborhoods are and how good of an investment a certain property is. Updating your blog or starting a podcast could be a great way to show off your knowledge and experience of the local landscape. If you can prove yourself as a go-to expert, you’ll be the Realtor engaged consumers seek out when they’re ready to buy or sell a home.
2. Continue to invest time in your social media presence
Social media will continue to heavily influence customer habits in 2019 for anything from dinner that night to, yes, real estate. We know you’ve been hearing that for years, but it’s still so true. The REALTOR Magazine article suggests emphasizing Instagram, and we know Facebook Live is still a popular tool for all of us involved in real estate. No matter how good you are at social media now, identify a few goals to get even better. Don’t forget to make a plan to help you stay engaged all year with your friends, followers and potential new customers. Along those same lines, make sure that your website is optimized for mobile and you’re using all the tech tools outside of social media too so that you’re ready to attract the savvy customer.
3. Focus on how you’re communicating with customers
The way you interact with clients is more important today than it has ever been. Returning calls and emails immediately makes people feel like you are completely focused on them. Be quick in your response times to all clients, regardless of age, and take note of the client's preferred communication method. Translation: If you’re going to ask someone if they prefer a call, text or email, everyone in your office needs to take note of it. There’s nothing more annoying from a homeowner’s standpoint than giving a preference and having that answer ignored.
